"Saadiyat doesn't just offer a home. It offers a permanent address in one of the world's great cultural institutions."
The Island
More than a postcode
Saadiyat Island sits just 500 metres off the coast of Abu Dhabi, spanning 27 square kilometres of masterplanned living. Originally developed by the Tourism Development & Investment Company (TDIC), it has evolved into one of the UAE's most ambitious urban projects - a place where world-class museums, five-star hotels, pristine beaches, and top-tier schools exist within the same neighbourhood.
The island is divided into seven distinct districts, each with its own character. Whether you're drawn to the art and culture of the Cultural District, the beachfront lifestyle of Saadiyat Beach, the water-facing apartments of Saadiyat Marina, or the villa communities of HIDD Al Saadiyat, there's a Saadiyat for every lifestyle.
| Cultural District Home to Louvre Abu Dhabi, the under-construction Guggenheim, Zayed National Museum, and NYU Abu Dhabi. The intellectual heart of the island. | Saadiyat Beach Over 9km of white-sand shoreline, luxury beach clubs, and resort hotels. The St. Regis, Park Hyatt, and Jumeirah are all here. |
| Saadiyat Grove Aldar's mixed-use social hub with retail, F&B, and residential. Positioned as the community gathering point of the island. | HIDD Al Saadiyat Low-density villa community designed for families seeking space, privacy, and a natural landscape feel away from the busier districts. |
Market Snapshot
The numbers in 2026
Saadiyat is Abu Dhabi's highest-priced residential address - and the market data shows buyers are comfortable with that. Transaction volumes on the island more than doubled between 2022 and 2024, and villa prices rose approximately 15-20% year-on-year by Q4 2024. Apartment prices grew a further 30% across Abu Dhabi in 2025, with Saadiyat leading the premium segment.
| 5-6.5% Rental yield (apartments) | AED 2,200-2,800 Price per sq ft | ~3% Vacancy rate |
Yields sit below Abu Dhabi's city average - but the tenant profile more than compensates. NYU faculty, museum directors, embassy staff, and long-stay expats who sign two and three-year leases. Low turnover, near-zero vacancy, and steady rent growth.
Golden Visa eligibility
Properties on Saadiyat Island priced above AED 2 million qualify buyers for the UAE's 10-year Golden Visa - an increasingly important consideration for international investors looking to establish long-term UAE residency alongside their investment.
What's Coming
The developments to watch
The Cultural District is approaching its most significant milestone. The Guggenheim Abu Dhabi - set to become the largest Guggenheim museum in the world - is under construction on the island. The Zayed National Museum and teamLab Phenomena (which opened in 2024 to international acclaim) are transforming Saadiyat from a residential island into a genuine global destination.

The most anticipated arrival on the island
Saadiyat Island just raised its own bar. Every amenity, every member of staff, is exclusively for residents.
The collection comprises 56 ultra-luxury villas including limited beach mansions, and 60 suites, penthouses, and royal residences. Villas range from 5-bedroom (18,000 sq ft, from AED 69.5M) to 6-bedroom (24,000+ sq ft, from AED 103.5M). Suites start from AED 21.2M for a 2-bedroom.
With just 5% to reserve and a 50/50 payment plan, the entry structure is designed for international buyers. Properties above AED 2M qualify for the UAE Golden Visa. Speak to the Matika team for a private consultation and full brochure.

Life on the Island
What it's actually like to live here
The island is connected to central Abu Dhabi via Sheikh Khalifa Bridge and is approximately 20 minutes from downtown. Abu Dhabi International Airport is a straightforward drive without the highway congestion typical of Dubai commutes. Yas Island - home to Ferrari World, Yas Waterworld, and the upcoming Disneyland Abu Dhabi - is around 20 minutes away.
For families, Cranleigh Abu Dhabi operates on the island from preparatory through senior level, with Redwood Nursery for younger children. New York University Abu Dhabi (NYUAD) gives the island an intellectual energy that attracts a globally diverse, educated resident community - unlike anywhere else in the UAE.
Dining and leisure options include beachfront restaurants at the St. Regis and Park Hyatt, Soul Beach, and Saadiyat's growing F&B scene at Saadiyat Grove. The island is notably quieter and more considered in pace than Dubai Marina or Downtown - which is precisely why its residents choose it.
