The numbers in 2026

Saadiyat is Abu Dhabi's highest-priced residential address - and the market data shows buyers are comfortable with that. Transaction volumes on the island more than doubled between 2022 and 2024, and villa prices rose approximately 15-20% year-on-year by Q4 2024. Apartment prices grew a further 30% across Abu Dhabi in 2025, with Saadiyat leading the premium segment.

The island is connected to central Abu Dhabi via Sheikh Khalifa Bridge and is approximately 20 minutes from downtown. Abu Dhabi International Airport is a straightforward drive without the highway congestion typical of Dubai commutes. Yas Island - home to Ferrari World, Yas Waterworld, and the upcoming Disneyland Abu Dhabi - is around 20 minutes away.

For families, Cranleigh Abu Dhabi operates on the island from preparatory through senior level, with Redwood Nursery for younger children.
